Once again today, we are chatting about Equator. For those of you who are not aware, Kevin and Fred spent some time last week at Equator H.Q.. We had the chance to see how the software functions for the negotiator. It was a fantastically enlightening tour. It surely is not rocket science. What you may not know is that Equator is not a system that the lender has to conform to. Equator in reality can be customized by the bank so that it fits in to the lender scheme of doing stuff. With the knowledge that the banks all do stuff a little bit different, that is a very nice trait of this software.
Kevin and Fred have been a bit aggravated in the last few weeks by the fact that Bank of America desires a payoff before they can advance and ask for an approval. We just tell you that so you recognize that Bank of America has adapted this step for their own requirements.
Kevin and Fred sat down with Chris, Equator’s CEO, talking about one of the troubles that they face in short sales, specifically that the BPO doesn’t automatically defend the offer. Knowing that, Kevin and Fred do not send an offer to any lender that isn’t at or close to fair market value, they found that during the first stages of Equator being introduced to this process, when the bid didn’t match the BPO the lender countered and if the real estate agent didn’t accept the counter, Equator just closed the file. So, one proposal that Kevin and Fred made on behalf of everyone was to construct a method to transmit supporting papers through the system to contest the BPO. stuff like showings report, listing history, comps, and other supporting papers could be fed into the Equator system.
