Hiring A Short Sale Professional
We’d like to talk to you roughly hiring a short sale agent. It is very important that you are hiring the correct person to help you through the short sale procedure. There are a couple of things that you want to ask them.
Firstly, you need to know there experience level in short sales. There are many agents in the Phoenix region that do not have the knowledge or skills to complete a short sale but are only attempting to get new listings. We are knowledgeable in the short sale route and have been doing them for about a year and a half, which is about how long short sales have been in the Phoenix market. We previously listed foreclosure homes throughout the valley. So, we know how to list the property accurately and do an appraisal on a house only like the bank will do. So that is a key point, knowing there experience level. How many files have they completed and how lots of are they currently working on?
Secondly, what kind of background do they have? Are they only real estate agents or do they have a true upbringing in foreclosures and short sales?
Thirdly, do they have an in house negotiation group or do they out source their negotiations. This is very critical because when your real estate specialist decides to out source negotiations, they have no control over the negotiators. They do not know if the negotiators are checking on the file every day.
Finally, you need to be confident in the mentality of the short sale team. Will your real estate agent let the lender control the folder or will your realtor control the route?
